Our Proposals
The proposed development seeks to deliver a high-quality residential scheme of approximately 10 dwellings, together with associated infrastructure, access, and landscaping.
The application has been submitted in outline form. This means it establishes the key principles of the proposed development, including the indicative layout, infrastructure, and access arrangements. More detailed aspects such as the design of individual homes, architectural style, landscaping, and the final layout will be determined through subsequent planning application(s), known as Reserved Matters. These later stages will include further opportunities for community consultation and engagement.
An indicative layout has been prepared to demonstrate how the site could be developed in a sustainable and deliverable manner. This plan is illustrative and will evolve through the detailed design process; the final layout, scale, appearance, and landscaping will be determined at a subsequent planning stage. The overarching aim will be to ensure that the scheme responds positively to local planning policy and the established character of the surrounding area.
Vehicular access is proposed from Derby Road and will be designed to meet modern highway standards. The access arrangement is designed to provide safe visibility splays and appropriate turning movements, ensuring convenient and secure entry and exit for residents. Within the site, a simple and legible internal road layout is envisaged, designed to prioritise pedestrian safety and ease of movement.
The emerging layout reflects a landscape-led approach, recognising the site’s edge-of-settlement location. Development parcels are arranged to create a clear hierarchy of streets and spaces, with homes positioned to front onto the internal road and any shared spaces. This helps to promote natural surveillance, and an active street scene.
Green infrastructure will play an important role in shaping the development. Existing boundary features will be retained and enhanced where possible, supplemented by new native planting to reinforce the site’s rural setting and provide a sensitive transition to the surrounding countryside. Soft landscaping along the site edges particularly to the eastern and southern boundaries will help to filter views and integrate the development into the wider landscape.
In addition, the indicative proposals allow for areas of informal open space within the site, contributing to residential amenity and biodiversity. These spaces, together with new tree planting and habitat creation, will support ecological enhancement and provide an attractive environment for future residents.
The site’s location on the edge of Melbourne offers good access to local services and facilities, supporting opportunities for walking and cycling. As such, the proposals represent a sustainable form of development that can integrate well with the existing settlement, reducing reliance on the private car and promoting more active travel choices.
