Welcome to this public consultation website which presents an emerging proposal by Stanton Developments for the landscape-led development of Land at 178 Derby Road, Melbourne, South Derbyshire, DE73 8DE for residential development.
The emerging proposals envisage approximately 10 dwellings, to include public open space, landscaping, sustainable drainage and associated works.
The housing crisis that is upon us, has been recognised and accepted for some time now, yet local politics all too frequently restricts new development from coming forward. This government appears determined to address the problem through increasing the housing supply within the areas that need it most.
Whilst the provision of new housing follows a complex and site-specific process, the facts speak for themselves;
- The average house price within the South Derbyshire district is £252,000 (ONS, January 2026).
- According to Rightmove, house prices in Melbourne had an overall average of £325,172 over the last year. This price restricts many people from affording a home to live in.
- The average house price paid in South Derbyshire by First-Time Buyers is £218,000 (ONS, January 2026).
- The average age for a First-Time Buyer is 34 BBC News (March 2026).
This proposal aims to help address the housing crisis and provide an opportunity for people seeking to buy a home to live in. The proposed scheme will aspire to provide market housing, policy compliant affordable housing, and a policy compliant housing mix creating multiple ways for people to access the property ladder.
This website forms part of a wider consultation being undertaken by Stanton Developments and provides information on the proposals as they emerge. Included on the website is an online survey providing the opportunity to comment on the proposed development.
